S&S Projects’ LUXURIOUS New Landmark ‘AWAKEN Residences’ gets the go ahead at Coolangatta

A LANDMARK multimillion-dollar luxury apartment development is set to create a new beacon of sophisticated design atop one of the Gold Coast’s highest and most spectacular beachfront locations.

Brisbane developer Paul Gedoun’s S&S Projects has secured development approval for its culturally innovative and stylishly ground-breaking Awaken Residences project at Coolangatta.

It follows the company’s hugely successful $74 million Flow Residences, one of the best-selling projects on Australia’s eastern seaboard over the past 12 months.

Awaken Residences will rise 12 storeys at 275 Boundary Street at Coolangatta, only a block away from Flow Residences.

Its unrivalled position offers stunning 360-degree vistas of the surrounding coastline across both sides of the Queensland-New South Wales border.

“We believe this is one of the best and most spectacular development sites not only on the Gold Coast but on the eastern seaboard and we are looking to create something extra special,” said Mr Gedoun.

Prominently positioned atop the Point Danger peninsula, Awaken Residences has been designed with elegant curves and scalloped edges that envelope a boutique collection of whole-floor uber luxurious apartments topped by a two-storey penthouse.

S&S Projects swooped on the landmark Coolangatta site last year, outlaying approximately $8 million for the prized parcel, which has three-street frontage and is positioned on one of the highest elevations on the city’s coastline.

It is currently home to the popular Café Dbar, and discussions are underway with its operators to continue their legacy at the iconic location.

Given the sell-out success of S&S Projects’ Flow Residences, Mr Gedoun is keen to launch Awaken Residences to the market as soon as possible to tap into the existing momentum from local and interstate owner-occupiers seeking a laid-back and luxurious coastal lifestyle.

“Our last development was well oversubscribed with buyers and no doubt a lot of those people who missed out will be looking to secure a place in Awaken Residences,” said Mr Gedoun.

“These are discerning buyers and there will be no compromise with our second development at Coolangatta.”

Perched on the doorstep of the southern Gold Coast’s world-famous surf breaks, Awaken Residences is sure to be infused with Mr Gedoun’s own love of surfing, which provided the inspiration for the beach-house design of Flow Residences.

“We’re looking to bring some of the same elements that attracted so many buyers to Flow Residences into this new project, all with an eye on relaxed coastal living which is what the southern Gold Coast beaches are all about,” he said.

But a unique and key design feature of Awaken Residences will set it apart from other surrounding developments — a large-scale 11 storey art installation occupying up to 200sq m of the building’s eastern facade.

“This has never been done on the Gold Coast on this scale before where the built form provides a blank canvas that will deliver a superb cultural focal point for the community to enjoy,” said Mr Gedoun.

Meanwhile, construction of Flow Residences is in full swing and due for completion in 2022. It achieved total sell-out in just four months at the height of last year’s COVID-19 lockdown, with apartments selling at an average price of approximately $3.5 million.
