The City of Gold Coast has given a green light to a groundbreaking luxury tower on one of the last premium beachfront parcels along prestigious and tightly held Garfield Terrace at Northcliffe 4217.
Award-winning Brisbane based Frank Developments can now proceed with its vision for a collection of 11 unique vertical beach homes along burgeoning Garfield Terrace at Northcliffe following council approval. Director Frank Licastro makes his Gold Coast development debut with the 25-storey MIRA Residences, extending his luxury design footprint beyond Brisbane.
MIRA’s dual-level floor plate offers penthouse style living to all residents, transcending traditional apartment designs. The revolutionary design will be the first of its kind for the Gold Coast: “A double-level floor plan is traditionally reserved for the penthouse purchaser. At MIRA every apartment is dual-level meaning every resident will experience the penthouse way of life – private, elevated and life enhancing,” said Mr Licastro.
The boutique brainchild has already achieved strong local, interstate and international interest according to Mr Licastro by “prioritising quality over quantity”. The limited release was curated with connection in mind: “MIRA is curated with connection in mind. This one of a kind design offers peace, connection to place and like minded people unlike larger, less intimate high rises.”
MIRA, which neighbours the revamped Northcliffe Surf Life Saving Club, will replace an ageing three-storey walk up on a 607 sqm site to become the Gold Coast’s most sophisticated, slender beachfront development to date.
Development dense Northcliffe has attracted some of Australia’s biggest industry names. The strip has attracted a wave of tower applications bringing a whole new luxury feel to the area, now rivalling Hedges Avenue, aka the Gold Coast’s original Millionaires Row for demand.
“Coastal site scarcity will see engineering prowess progress savvy, slender towers like MIRA. Designing slim and tall is an innovative way to achieve development capacity within strategic city centres with few large parcels of land remaining,” said Mr Licastro.
Project architect Ferro Chow’s co-director Marco Ferro said, architecturally, they become landmarks: “Minimising building mass and footprint to retain view corridors, MIRA’s impact on the skyline will be significantly less than conventional neighbouring developments. We believe this unique design will become an iconic address”. He praised the Gold Coast city planners and council for acknowledging innovation: “MIRA is a bold interpretation of what is possible within the requirements of the Surfers Paradise zoning envelope.”
Each thoughtfully crafted 4 bedroom, 4.5 bath and 2-3 car home has deep panoramic views balanced between levels. Life enhancing amenities include gym, sauna, steam, sunbed sanctuary, barbeque, outdoor showers and beach lockers. Level one follows the same open plan brief, incorporating private dining which overlooks a 180 degree resort style pool which wraps around a sun lounge podium.
While each home has private lift access, the lower volume at street and level one, is a shared space to: “Establish a more intimate relationship with the beach by way of activation. MIRA’s health club and beach cove leisure lounge is an outdoor space that is sheltered but visually connected to the sea,” said Mr. Licastro.
Construction will commence 2023.
