S&S Projects Officially Launches $200 Million Radia at Rainbow Bay

S&S Projects has officially launched its latest development at Rainbow Bay, the $200 million Radia, the most lavish residential offering by the developer in the sought-after southern Gold Coast beachfront enclave.
Radia is the fourth luxury development undertaken by S&S Projects at Rainbow Bay in the past four years, coming on the heels of the hugely successful Flow, Awaken and Esprit projects which together have proved to be a $280 million sellout for the company.
Between them, these projects also have transformed the Gold Coast’s southernmost coastal village into one of the city’s hottest luxury lifestyle destinations.
Radia aims to build on this legacy with the 14-level project earmarked for an elevated 1,335sqm site located at 271 Boundary Street on the corner of Petrie Street, adjacent to the Awaken project and close to the Point Danger lookout.
It will deliver a collection of 38 premium apartments comprising of spacious two-, three-, four- and five-bedroom layouts.
The three-bedroom apartments, which are primed for owner-occupiers and downsizers, will account for more than half of the apartments on offer.
A limited release of eight spacious sub-penthouses comprising of four and five bedrooms are set to further elevate the premium residential offering in Rainbow Bay.
The top two levels of Radia are reserved for an exclusive duo of penthouse apartments spanning two levels – each with their own private rooftop swimming pools and entertaining areas that will offer 360-degree ocean and hinterland views.
In designing Radia, S&S Projects has enlisted architects Cottee Parker and landscaping specialists Dunn Moran, whose inspiring work at Flow, Awaken and Esprit have set the benchmark for luxe living at Rainbow Bay.
“Radia is our most luxurious development yet for Rainbow Bay and builds on a unique portfolio that from the very outset has resonated with premium apartment buyers,” said S&S Projects Director Paul Gedoun.
“We’ve taken on board all the buyer feedback from a successful trio of projects at Rainbow Bay to create a design that we believe is perfect for today’s market.
“This includes some of the most sophisticated amenities for residents to be found in any development on the Gold Coast.”
Radia has been crafted to deliver the ultimate in resort-style coastal living with uninterrupted water views spanning ocean vistas and local waterways.
Located just metres from the NSW border, the development site provides an uninterrupted southern aspect overlooking Carlin Family Park, Duranbah Beach, Cook Island and Tweed River.
To the north, residences will capture views of Coolangatta Beach and Rainbow Bay, and north to Surfers Paradise.
The location at the most southern part of the Gold Coast is at the epicentre of Australian surfing with five world renowned surf spots, including the famous Snapper Rocks, within walking distance.
Rainbow Bay is hugely popular with buyers as it is the only north-facing bay on the Gold Coast oceanfront which keeps it protected from most prevailing winds and makes the beachfront enjoyable year-round.

S&S Projects is currently progressing ahead with construction of Esprit which Mr Gedoun says is expected to be completed by the end of this year. Construction of Radia is expected to commence in early 2025.
