Quickfire $40 Million Buying Spree at S&S Project’s Fourth Rainbow Bay Development – RADIA

Queensland developer S&S Projects has extended its successful run on the southern Gold Coast after notching up a rapid run of sales totalling $40 million for Radia, its latest development at Rainbow Bay, in the first week of its official launch.
The $200 million Radia is proving that four is a charm for S&S Projects which has undertaken three sell-out projects in the sought-after coastal precinct over the past three years.
S&S Projects, a company founded and led by Paul Gedoun, has secured buyers for almost a quarter of the 38 apartments on offer at Radia, with the successful launch capitalising on pent-up demand for luxury apartments on the southern Gold Coast.
Radia’s strong early sales performance comes on the heels of S&S Projects’ record-breaking run with Flow, Awaken and Esprit – three developments that have helped reposition Rainbow Bay as one of the Gold Coast’s premier luxury lifestyle destinations.
S&S Projects has secured nine apartment sales in the first week of Radia’s official launch at an average price of $4.4 million, driven by the strength of pre-launch inquiries from buyers who have been following the company’s success in the precinct.
Early buyers who have snapped up Radia apartments have paid between $2.1 million and $7.7 million – the latter comprising one of eight luxurious sub-penthouses.
Radia comprises a total of 38 premium apartments with a limited collection of two-bedroom apartments priced from $2 million.
More than half of the offering, or 20 apartments, provide spacious three-bedroom designs that are priced from $3.8 million and primed for owner-occupiers and downsizers.
The eight sub-penthouses, which comprise four and five-bedroom designs, are priced from $7.2 million, while two dual-level penthouses are priced from $13.5 million.

Architects Cottee Parker and landscaping specialists Dunn Moran, whose inspiring work at Flow, Awaken and Esprit have set the benchmark for luxe living at Rainbow Bay, have taken on board extensive feedback received from buyers at S&S Projects’ successful trio of Rainbow Bay projects to craft the impressive Radia design. This includes some of the most sophisticated amenities for residents to be found in any development on the Gold Coast.
Radia will rise 14 storeys on an elevated 1,335sqm site located at 271 Boundary Street on the corner of Petrie Street, adjacent to the Awaken project and close to the Point Danger lookout.
The project has been crafted to deliver the ultimate in resort-style coastal living with water views spanning ocean vistas and local waterways.
Located just metres from the NSW border, the development site provides an uninterrupted southern aspect overlooking Carlin Family Park, Duranbah Beach, Cook Island and Tweed River.

With Flow and Awaken completed and fully settled, S&S Projects has launched Radia as it progresses construction of Esprit.
The company is anticipating construction of Radia to begin in early 2025.
