Premier single-tenant investment opportunity in emerging cultural and economic growth precinct set for auction on 18thFebruary 2026

GOLD COAST, 09 February 2026 – A newly completed commercial property located opposite the Gold Coast’s emerging film studio and arts district in Miami has been placed on the market with a long-term lease to Padre Brewing Co.

Property owners Dubzed Developments have commissioned Colliers agents Steven King, Gold Coast Director-in-Charge and Matthew Adcock, Senior Executive Industrial & Logistics, to auction the property, which comprises a land area of 407sqm and a building area of 308.28m² *(Ground: 261.37 m² | Level 1: 46.91 m²) + External 106.91 m².

The property, at 9 Ozone Parade, features a brand-new, architecturally designed building secured by a seven-year lease to the leading hospitality operators behind Padre Brewing Co – Mitch Carlin and Pete Morris, alongside industry veterans Aaron Wilson and Nathan Zukerman and Joseph Day, who established the famed Ze Pickle at Burleigh Heads.

“This property represents one of the Gold Coast’s premier single-tenant investment opportunities,” said Mr King.

“The new construction delivers maximum depreciation benefits, while the strong tenant covenant ensures a reliable income stream backed by Padre Brewing Co – an exciting craft brewery concept led by experienced hospitality professionals.

“Strategically positioned within a future-proof cultural and economic growth precinct, this asset offers investors’ confidence in both immediate returns and long-term capital growth.”

The site is located opposite the proposed Miami Arts Depot, a major cultural and economic hub planned by the city council to support film, screen, gaming and digital arts production.

The site is currently home to a city council depot, which will be relocated in mid-2026 to make way for the Miami Arts Depot development.

“Padre Brewing Co is capitalising on the momentum at Miami with its popular new brewery, bar and restaurant, which will only continue to grow through the investment planned for this exciting new precinct,” said Matthew Adcock, Senior Executive, Industrial & Logistics at Colliers Gold Coast.

“The area is already at the heart of the Miami entertainment scene as the long-term home of the Gold Coast’s famous Miami Marketta.

“With a new light rail station opening nearby later this year, we are seeing more investors looking to gain a foothold in the area.”

Padre Brewing Co director Nathan Zukerman says the partners chose the Miami site due to its emergence as a new tourism and entertainment precinct on the Gold Coast.

“Between us, we’ve owned several successful hospitality businesses around Burleigh Heads for 20 years and with Padre Brewing Co we have developed a premium destination venue that is proving incredibly popular with locals and visitors alike,” said Mr Zuckerman.

“We’re really proud of what we have created here – an amazing place for people to enjoy great food, wines and cocktails as well as our tasty brews in a casual, inviting environment.

“It’s an all-in-one venue – the first of its kind on the Gold Coast – that has resonated with locals from day one.”

According to the latest research from Colliers, the commercial property market continues to perform strongly on the Gold Coast, driven by rapid population growth and its appeal as a prime tourist destination.

While Burleigh Heads to the south of Miami is emerging as a serious retail contender to Surfers Paradise and Broadbeach, Miami is emerging as a new go-to market for both investors and tenants looking establish a base along the coastal strip.

Colliers recently reported strong growth in rental rates, led by demand from retail and commercial operators attracted to the area.

The property is for sale via Auction on Wednesday 18th of February.
