Marquee on the mark again

WORDS: PHOTOGRAPHY

If you’re on the hunt for a new apartment, how about one that’s on the water, with a five-minute walk to the beach and coffee? If that sounds like you, pop along to see the newly launched Cannes. ORM sat down with Marquee Development Partners CEO Mark Spedding to get the lowdown on his company’s new development.

Why did you decide to build on the Gold Coast again?
Cannes is our fourth Gold Coast project in just two years; that tells you how much we love it here! The 99-apartment building is on an absolute riverfront site at Cannes Avenue, and is following in the footsteps of the recently completed (and sold-out) Peninsular Residences. We’ve also put down roots on Chevron Island, with a 75-apartment building, Catalina. This was after all of the 61 apartments in the Stanhill project (just around the corner) sold out and is now about to welcome its first residents.

The Gold Coast is so vibrant and is becoming an incredibly desirable location to live. After all, who wouldn’t want to live where you can access lush parkland, sparkling beaches, global culture, cuisine from around the world, and in my opinion some of Australia’s best coffee — all on your doorstep!

What is the significance of the name Cannes?
The design, by the award-winning DBI Design Architects, reflects French Riviera-style architecture — perfect for its 2339sqm absolute river frontage site. Two- and three-bedroom apartments and penthouses will be priced from $554,900 to $2.5 million. You’ll be able to choose from 14 different floor plans, with three-bedroom apartments boasting top-shelf finishes, including induction stove tops, integrated Miele appliances, walk-in robes, 40mm stone, and black tapware.

Why did you choose this location?’
Cannes is the result of years of actively scouting the Gold Coast for the right development sites. We’ve run our ruler over about 150 potential sites, but we’ve only proactively pursued opportunities that fit our development model, which is lifestyle-oriented. In other words, we look for highly liveable locations, which provide great views and a connection to the water.

Why is lifestyle so important for Marquee?
All of our projects have a strong focus on amenity. Cannes will be our most feature-packed project to date, occupying what is undoubtedly one of Surfers Paradise’s best addresses, with absolute water frontage, nearby parklands, and just over five minutes’ walk to the beach. All the apartments have a minimum 10 metres frontage (making them as wide as some homes), and all have private car parking.
Residents will have exclusive use of a recreation roof deck complete with wellness facilities such as a gym, hydrotherapy showers, treatment rooms, yoga terrace, and Zen garden, complemented by a riverside lap pool, sauna, and pontoon. To top it all off, there’s a rooftop lounge and barbeque area with a fire pit, private dining and board room, billiards room and library, taking in panoramic views of the city skyline, river, and hinterland.

How have you tailored Cannes for the area and for potential buyers?

We worked hand-in-hand with City of Gold Coast planners, architects, and landscape architects to ensure we had the right facade, building bulk, and design elements for Cannes — all in-line with the Gold Coast City Plan. This means Cannes is a win for the wider community and purchasers. Based on recent enquiries, we anticipate most buyers will be owner-occupiers who appreciate Cannes’ premium location, boutique offering, and high level of amenity, with low body corporate fees. We’ll be welcoming a mix of young professionals and downsizers, all looking to take advantage of the urban renewal of Surfers Paradise and surrounds.

How can we find out more?
I know it sounds like a sales pitch, but our Stanhill and Peninsular projects sold out within 10 weeks, so don’t delay! The sales centre is already up and running on site, and with construction of Cannes commencing mid-year, we’ve already had a lot of interest from people who missed out on Stanhill and Peninsular.
